Update from the Receiver

The following update was emailed to us by the receiver:

  1. Paving repairs are going thru the permit process with the Village of Wheeling (3-4 week process)
  2. Pool passes are required each year since we have to confirm the unit owner is paid in full to the HOC
  3. Trees are being removed due to disease, dead trees can and will be a hazard during storms.
  4. I’ve chosen to hold off on the sign so the new board can choose the design.
  5. Elections should be in July or August, this is a process that requires specific approvals and timing.
Finally please enjoy the beautiful property that you own.  The pool, parks and ponds are beautiful. The clubhouse is available for parties, the landscaping is very nice and the grounds are clean.  Negative comments at this stage indicate a lack of desire to move forward. The HOC is better today than it was and it will continue to improve.

  1. Last night we had a police foot patrol again down Quincy,Cypress,Roth and Lotus, This has become normal over the last few months. Criminal damage to property and juvenile mischief being the common theme. For those people who have lived here awhile the " alcohol retriever " is back so keep your doors locked !!!!!

  2. Sad to say it is more than juvenile mischief! If, you see something that does not look right,Please call the police! We are having trouble with gang activity!

  3. cedar run looks great! I like to no why all the money pissed away on court and paying off sher/shaw zink/alma that this receiver with everthing handed to him and in a years time repaired pool to new condition ,painted the fence , fixed landscaping with new trees has the black top company coming to pave streets with a very small amout that was handed over to them WHY cause you board memers were only pupets taking orders from ZINK /ALMA everyone of you should be ashamed do us all a favor return our money and don't run ever again for the master board !!!

    1. How did he do it? By charging $120 for 178 parking spots; by doing the cheapest possible paving work and not repaving the two roads that need it most; by not trimming trees and only cutting down dead ones; by refusing to pay for sewer repairs and sticking it to the phase associations; by collecting from deadbeat owners that Sher didn't have the stones to pursue.

      Yes, the place looks great; yes the receiver has done a great job (all things considered). but it ain't magic. It's about choices, trade-offs, and a very selective view of our governing docs.

      And stop blaming the people that were unfairly targeted by Sher. They were nobody's puppet; they didn't take any money, so there is nothing to give back)

    2. But sadly Sher did and still is costing us, with court and attorney costs. But,with continued hard work Cedar Run will shine again, but it will take us homeowners to voice our ideas and concerns! And elect the people to the Master Board, that will work for all of us!

      Actually we are repaving three courts next week as well as repairing other areas.

      Trees were trimmed last fall and more this spring along with the removal of dead trees.

      Parking spaces are supply and demand. I could have sold all 178 for $150 per year.

      The Documents that govern the Assoc are the legal means to determine the duties of the phases or the HOC. Phase plumbing is not an HOC issue. As determined by an Attorney.

      The HOC will continue to get better every day.

      Yes it is nice to have those courts redone. But where do we need it most? Spruce & Locust, not the courts.

      Re: Governing docs
      Your attorney's opinion is no more than that....his opinion. When a drain line from the building to the city sewer is crushed by tree roots (well outside the building and well within the HOC's property), it is the HOC's responsibility. It had been done that way for forty years. Hopefully the new board will respect that and not follow your lead.

      Like I said in my first comment, the bulk of your work has been great, especially after what we suffered through before you were assigned to us by the court. Everyone should be grateful for how you have stabilized this place. But it ain't magic. It's a matter of picking and choosing where to spend money and resources.

      Finally, while a lot of commenters on this blog are no more than whiners who will never be pleased, I think you need to be a bit more receptive to constructive criticism. If not, then the new board will face a lot of fierce opposition from homeowners if they opt to keep your firm here for the long haul....Just sayin'

    5. Google search "Palm v. 2800 Lake Shore"

      Attorney who lost that landmark case (against a homeowner who represented himself)........is the same attorney who says HOC isn't responsible for tree roots crushing sewer lines.

      So does having something reviewed by that attorney mean it's right? Decide for yourself, people.

  4. home owner management company has a phone number to call with your comments or concerns if you have to cop out to come to this blog your the problem ''NOT'' solution ?

    1. You do have somewhat of a point. Complaining here about things that could easily be addressed with a phone call or email to management? That doesn't help anybody or anything.

      But I also understand why people may want to post their questions or criticism anonymously, without the risk of being branded a "difficult owner" by Heil's staff.

      "Bohoo! They cut the grass on the other side of Cedar Run before they cut it on my side!!"

      OR

      "They STILL haven't fixed the broken board by my dumpster! [even though I never called to tell anyone about it]"

      "Everybody, SELL, SELL, SELL!!!"

      ^^We could do with less of the above^^

      But posting an opinion on how thousands of dollars in paving work is being allocated, or that you wish there was more communication? I think those are pretty legit. And how would they get addressed with a phone to HHSG?

      Healthy, intelligent discussions and informed opinions are good. Senseless bickering is not.

  5. Work is being done on the roads thru out the property. The new board can change operations as they see fit, I'm not wedded to any course of action when it comes to the plumbing or parking.
