Update From Receiver

The following information was provided to us by HHSG with instructions to post it for all Cedar Run residents/owners:

  1. We are collecting quite a bit of money from the delinquent accounts lowering the AR balance weekly.
  2. There are only four parking spots not rented for the year.  89, 150, 168 and 175.
  3. I encourage owners to stop by and read or pick up the FRR report. (which can also be downloaded HERE)
  4. Spring cleanup by Landscape Concepts will be done in a the next few weeks.
    • Trees are being planted by mid-April
    • Plow damage to the grass will be repaired after April 15
    • We are mulching the tree rings but not the large maples.
    • Pond fountains will be installed in April
    • Spring flowers will be installed in mid-April
  5. Pool passes will only be issued to residents that are up to date on their assessments.
  6. Towing continues, however we’ve had very few tows in the past few weeks.  People are following the rules.
  7. Security cameras were updated and the system upgraded in the past few weeks.  The cameras were damage by a few teenagers last week.  We have them on camera and the film has been turned over to the police.  Receiver will press charges as soon as the vandals are identified.
  8. The office hours at the club house are Monday  and Wednesday 3:00 – 7:00 pm and Friday  1:00-4:00 pm
  9. The office staff is creating a standard operating procedure manual in order to provide continuity of operations to the new Board.
  10. Election of a new HOC  board is planned for May 2016.



**UPDATE Additional comments below in response to recent owner comments UPDATE**

Good questions are put forth via this blog.  I will answer a few of the points raised. 
  1. Trees are going in where they were removed unless it was not prudent from a landscape perspective to reinstall at the same location.
  2. The tow company will tow cars if they are in your spot or blocking your driveway. 
  3. Call the tow company if you see an issue.  They will come out at some point.  However they are not waiting for calls so they will get there as soon as the can.
  4. I’ve asked the tow company to increase the patrolling on the weekend.  They have confirmed they will be there more often.
  5. Grass seeding will be after the 15th. Too early will waste the HOC's money if there is a freeze.  BTW its snowing today :)
  6. Parking is a problem, I understand that.  I'm not authorized to overturn a program of this magnitude. As I've explained to numerous people the new board can change that program after the election.
  7. Street repairs are very expensive.  I will be doing some repairs in the next two months but they are limited in scope. 
  8. There are other management companies that are viable options for the Board to select after the elections. The selection process should be very deliberate.
  9. Spring Clean up begins next week weather permitting
  10. The fountains are in as expected
  11. The planter has been repaired
  12. The fence has been repaired
  13. Security camera's are repaired

Finally, the majority of calls we get here at HHSG are from people who are behind in their assessments.  My staff here can answer most of the items mentioned above with a short email or a pone call.  Leave a message if you go to voice mail please.  Or email the Homeowner Services Department at hsd@hhsg.net.

Also FYI, we have English, Spanish, and Russian speakers on staff.

  1. other day while raining company working again on camera's and again downs pool van at club house ,also our assesments include club house so why are we home owners being charged a rental fee? I can see putting a deposit in case of damage .as for this parking we need to go back to the old system from 12am-6am restricted parking over nite unless proper hang tags for those with 3 vehicles. during day from 6am-mid nite are allowed to park eliminate the parking numbers this way we all are welcomed to bring our friends /family here ,also not posting signs to notife people who aren't awhere of this stupid parking rule this is not a concentration camp!

    1. I see your point but I agree with the rental charge as long as it's not unreasonable. Somebody has to pay for the wear & tear of the clubhouse. Might as well be the people throwing parties in it. If not them, then our assessments go up and we all pay whether we use if for parties or not.

  2. Let's hope the cameras got a good enough shot of the assailants to correctly identify them. If not, then what good are they? And how are they an upgrade?

    The previous cameras were there for at least 7-8 years before only one of them was finally damaged by vandals. The cameras appeared to be protected by a much more rugged enclosure than the new "upgraded" cameras. They were also considerably higher on the light pole and more difficult to damage.

    I will say that the newer system did appear to have a much wider viewing angle than the old, the latter of which were really only useful for capturing license plates of entering and exiting cars.

    But what's the use of having "better" cameras if they are so susceptible to damage by the same petty criminals they are trying to deter?

    Put them up higher, and protect them with ballistic grade technology. Otherwise, we'll be replacing them monthly.

    1. Apparently you have not walked around the property. Storm doors missing, siding missing, places that still need seeding, the list could go on! And, yes I have called the management company on the issues. Seems, they are only concerned with certain areas of Cedar Run! I understand they can only do so much, but again some areas are real bad.

    2. In all fairness...

      Storm doors and siding are a phase management issue. These have been ongoing problems, and they are very inconsistent from phase to phase.

      Seeding is part of the HOC's responsibility, but we can probably all agree that weather conditions have been less than ideal for seeding/planting with this "Spring" season we are having.

    4. Would you like some cheese with your WHINE? Just because they haven't started on the trees that you wanted doesn't mean they are playing favorites with phases.

      I have plenty of criticism for them myself...like how the towing program has only sort of changed behavior. I still see cars on the lawn whenever the clubhouse lot is unavailable, and we still have double parkers when people throw their own parties. The only behavior that's really changed is overnight parking.

      But I have seen nothing to indicate that management serves one phase more than another. Too many people around here have a "why am I not first?" attitude. Been that way a long time.

      The more things change....the more they stay the same!

    5. Parking is a joke! I still see people parked overnight, in places they should not be. Wheeling police are tired of coming out here for people illegally parked and calling the tow company gets you nowhere. They will not come out if a resident calls, only if the vehicle is in your driveway or blocking your driveway.

    6. ^^You're right^^ but call the towing company anyway. They're not going to remove a car specifically for you unless it is blocking you. That much is true.

      But if somebody is parking illegally overnight regularly, call the towing company and tip them off. If they know when and where they can sneak in here at night and drive away with a $200 tow bill, they'll do it.

      Trust me, it works. Sorry to quote Gordon Gecko, but sometimes "Greed IS Good!"

    7. We had this towing company long before Sher/Shaw took over. I haven't called them lately but I can speak from experience back then.

      If you want a car towed, even if it is blocking you, they are not going to drop everything and send a tow truck driver over unless they are GUARANTEED that he will leave here with a car.

      People double parking for parties or illegally parking in the daytime? Chances are the people will be watching out for the tow truck and he will leave with nothing.

      If they are in here patrolling, that's another story. Maybe they are not doing enough of that.

    8. There are 178 people who love this parking program, and a receiver who continued the program because he is lazy and didn't have the guts to fix it.

      You can have your trees but let us repair the roads "THIS YEAR".

      READ THE FROST REPORT!!!!!!!!!!!! with all the money lost through litigation and outright fraud we will be looking at assessment increases on the phase and HOC levels.

      Go to the clubhouse and get you copy and "READ IT".

      That was one of my main contentions and reasons for becoming vocal with my comments on this blog.

      It seems we have an abundance of owners who are more concerned about which patches of dead grass are seeded first than they are about where there money has gone over the last three years. I got so mentally fatigued in trying to get that message through that I gave up and stopped talking about it. Thank you for being the first (aside from me) to bring it up.

      Seriously folks, the Frost report is a 30 page report that is an easy read and will shock you when you realize the reality about what Sher & Shaw did to this place. It will also make you appreciate the importance of having a proper board who are properly advised by PROFESSIONALS like a good management company and bonafide attorney, accountant, etc.

      If you're not going to read the report, at least skim the damn thing. I would be overjoyed if someone would ask a question or start a discussion about that report and not about parking, grass seed, holiday decorations....SHEESH!

    10. stop blaming sher/shaw !we deserve what was handed to us and until we get rid of alma/apm its still not better or over so everyone stop pointing fingers luckily Heil&Heil & the honorable JUDGE GARCIA HAS CHARGE UNTIL ITS TURNED OVER TO THE NEW ELECTED BOARD !QUESTIONS OR COMMENTS CLUB HOUSE .

    11. WOW! If you're complaining about too much blame being attributed to Sher/Shaw, then you definitely did not read the Frost report.

      As for getting what "we" deserve, you may have a point there.......The sweeping majority of Cedar Run owners who voted Sher into power (which didn't include me) without questioning his merits, plans, or interests, and believing him when he promised us the sun.....yeah, they deserve this. And since this is a democracy, and they were a majority, we all get to suffer the same consequences for their bad electoral decision.

      Regardless, we are where we are, and we need to move forward. But doing so without educating ourselves about the history of how we got here is outright STUPID. That same stupidity could result in another foolish electoral decision, and many of the same mistakes of the past could be repeated.

      Do you homework. Read the damn report.

      How about the $207,532.08 paid to Anne Shaw for legal services?!?! (page 18 of the Frost Report in case you were curious)

      Boy, we could install a lot of yield signs, stop signs, and speed bumps, trim a lot of trees, or repave a few courts with $200K.

      But I'm sure you already knew that from reading the report :)

  5. excellent comments home owners spring has sprung enjoy the new trees and more to come stay tuned or feel free to stop in club house glad 178 home owners are happy with the parking and the receiver is far from lazy ? if it wasent for heil & heil & the honorable JUDGE GARCIA we wouldn't have MAY elctions this all will be water under the bridge cedar run complex & phases have plenty of money in reserves 2 phases need to get on board with alma or apm we will shine again we are resilient .

    4. With the election still "planned" for May, aren't we kinda running out of time? There has to be sufficient notice to have an election, and so far we have gotten nothing official....only what we have read on this blog.

      If I can recall from the last time we actually had a master board election (FOUR YEARS AGO!!), there is usually about 30 days notice to allow people to nominate themselves. In fact the date was actually selected long before that, so if you went to the meetings or called to ask, you could usually get the election date way in advance.

      So far, we got nuttin'. I am guessing the receiver doesn't even know or is not yet authorized to tell us.

  13. home owners a new master board is coming soon to your location until then keep it clear this management heil,heil,smart,golee were ordered from the court to follow the rules and guidelines directed by the court as this is our protection do to the fact they had to effortlessly take on a challenge AND REDO ALL THE BOOKS ETC?that ALMA/APM SHER/SHAW FAILED TO GIVE US .INSTEAD CAUSED US ALL DEPT .THAT SAID WE NEED THE EXPERT TEAM OF HEIL,HEIL,SMART,GOLEE TO CONTINUE WORKING FOR OUR INTEREST THIS COMPANY NO'S HOW ITS DONE AND I GAURANTEE THEY WILL NOT BE TAKEN OVER AS DID ALMA! by the way ALMA sold to a company in taxas so the original owner retired or who no's ? we need to remove ALMA/APM from our phases and go with HEIL,HEIL,SMART,GOLEE REMEMBER THEY DID WHAT NO OTHER MANAGEMENT COULD DO BECAUSE THE COURT NEW THE EXPERTS AND THE BEST CARE AND GUIDENCE WOULD GET US THIS FAR TO AN ELECTION.       Since when did this blog feature advertisements?

      So whomever you are that posted this endorsement (probably a clubhouse staff member hoping to protect his/her job)...let's get to the election and put some responsible people on the board. Then let our new board decide (with our input) where to go with management.

      I totally applaud HHSG for what they have done with such a problem child like Cedar Run. I also have some criticism for how they handled certain things (cough, cough, parking program!).

      But if we get a board that takes the easy way out and just sticks with HHSG and doesn't give worthy consideration to other, worthy companies....then we are no better off than we are now (i.e. with no elected board and a receiver who has ALL the power).

      So go ahead and promote Heil, Heil, Smart & Golee on their Yelp page, BBB page or wherever else. But spare us your shameless promotion until AFTER the election, when we can compare their proposal to at least two other bonafide candidates.

    2. To the guy above who needs to go back to the third grade and learn some friggin grammar:

      #1 APM & Alma had nothing to do with "the books" you are talking about. It was all Sher & Shaw who refused to cooperate. They still haven't, and that is why we can't get an audit.

      #2 Alma's owner did not retire. She works for the new owners as a division president now.

      #3 "I GAURANTEE THEY WILL NOT BE TAKEN OVER AS DID ALMA!".....What in god's name are you talking about?? Does that mean they will do like Sher and skip elections so they won't be "taken over"?

      #4 While most people want only one management company, most of them do NOT want YOU (if you are who I think you are) meddling with our phase/building business. You already meddle enough with master association business.

      #5 I hope the new board will evaluate the merits and trustworthiness of ALL staff and make the appropriate hiring/firing/reducing decisions.
